We prepare and market finished homes to serious buyers. What usually holds a Bali sale up is not the price, it is the documentation: a buyer's notaris asks for the certificate, the PBG and the SLF, and a villa that cannot produce them takes longer to sell and sells for less.
What this covers
Agreed with you before anything is listed, and set out in writing. Preparation work is quoted separately from the sale itself, so a repair is never bundled into a commission you cannot see.

- What the villa is, what condition it is in, and what documents exist. This is also where the gaps surface, while there is still time to close them.
- Prepare
- The work worth doing before it is seen, which is usually less than owners fear and more targeted than a refurbishment.
- Present
- Photography and a description that describes the house honestly, because a buyer who feels misled at the viewing does not come back.
- Sell
- Introductions, viewings, negotiation, and the paperwork through to handover with a licensed notaris or PPAT on the transfer.
