Build a villa in Ungasan.

Ungasan is the flat middle of the Bukit plateau, a few minutes inland from the cliffs at Melasti and Karma. Land comes in larger, more regular plots than Uluwatu at a lower price per square metre, which is why most villa clusters on the peninsula end up here.

What the ground in Ungasan does to a design.

Where Uluwatu sells the view, Ungasan sells the plot. Sites are flatter and squarer, so a design spends its budget on the house rather than on retaining walls, and there is room for two or three villas where a clifftop parcel holds one. The beaches are close without paying clifftop prices for them.

Developers building two or more units, and owners who want Bukit living with more land and less retaining wall.

Flat plateau, simpler foundations
Most of Ungasan is level limestone. That removes the terracing and retaining work a sloped Uluwatu site demands, and it is the single biggest reason a build here starts cheaper.
Built for more than one villa
Plot geometry here suits clusters. Laying out shared access, parking and services once, across several units, spreads the cost of infrastructure that a single villa has to carry alone.
Same water rules as the rest of the Bukit
Being inland changes nothing about supply. Bores, storage and rainwater capture are designed in exactly as they are on the cliffs.
