Eight areas, and they do not build alike. The Bukit is rock and trucked water; Canggu and Umalas are flat former rice land with groundwater near the surface; Sanur is salt air; Ubud is slope and rain. Each page below says what that means for a budget.
Uluwatu
Bukit Peninsula

Uluwatu is the limestone plateau at Bali's southern tip, where the cliffs face the sunset and the surf. It is the island's strongest address for high-end short-stay villas, and the least forgiving place to build cheaply.
Ungasan
Bukit Peninsula

Ungasan is the flat middle of the Bukit plateau, a few minutes inland from the cliffs at Melasti and Karma. Land comes in larger, more regular plots than Uluwatu at a lower price per square metre, which is why most villa clusters on the peninsula end up here.
Pecatu

Pecatu is the Bukit's development heartland, wrapping the golf course and the cliffs above Dreamland and Bingin. It is where the peninsula's larger projects happen, because it has the parcel sizes and the road access that estate-scale work needs.
Kutuh
Bukit Peninsula

Kutuh sits on the east side of the Bukit, on the plateau above Pandawa Beach. It is the peninsula's value corner: the same limestone, the same climate and the same beaches as Uluwatu, at land prices that have not caught up yet.
Canggu
North Kuta

Canggu is Bali's busiest rental market and its most contested building ground. Demand is the highest on the island and so is the competition, which means a villa here earns on design and on getting the site engineering right, not on the postcode alone.
Umalas
North Kuta

Umalas is the residential belt inland of Canggu and Seminyak, where the rice fields have not entirely gone and the lanes are still quiet. It is Bali's strongest area for long-stay and family rentals rather than nightly ones, which changes what a villa here should be.
Sanur
East Bali

Sanur is Bali's east coast: sunrise, a reef-protected lagoon and a low-rise town that has been home to expatriate families and retirees for decades. It is the calmest place on the island to own a house, and the two villas we have completed here are both private family homes rather than rental stock.
Ubud
Central Bali

Ubud is inland Bali: river valleys, forest canopy, cooler nights and far more rain than the coast. It is the island's home for bamboo and timber architecture, and it is the hardest terrain here to build on, because the views that make a site worth having are usually views down a ravine.
