We design and build eco homes across Bali, and help foreign owners buy, build, sell and lease with one accountable team.
We design for the tropics, not against them.
Our approach starts with the climate and the site, then works back to the materials. The result is a home that stays cool, ages well, and belongs where it stands.
- Materials
- Bamboo, local stone, timber and lime, used wherever they earn their place rather than for the look of them.
- Orientation
- Homes are oriented for shade and cross-ventilation, so they lean on daylight and moving air before they lean on air conditioning. That keeps both the running costs and the embodied carbon lower.
- Carbon
- Low carbon is a design decision, not a label added at the end. We make it early, while the massing, roof and openings are still on the table, because that is where most of a building's footprint is actually set.
On the images
Many of the images across this site are AI-assisted design visualizations, not photographs of finished buildings. We label them so you always know which projects are built and which are still proposals on the drawing board.

How we work with foreign owners.
Foreigners cannot hold freehold land, Hak Milik, in Indonesia, so ownership is structured through lawful alternatives. Here is how they differ, in plain terms.
- Leasehold, Hak Sewa
- You lease the land for a fixed term, commonly 25 to 30 years with pre-agreed extensions, under a notarised contract in your own name.
- Hak Pakai, right to use
- A foreigner holding a valid stay permit such as KITAS or KITAP can hold a right-to-use title over one residence for personal occupation.
- PT PMA holding HGB
- A foreign-owned company can hold HGB, the right to build and own the structure, which suits villas intended for rental or other commercial use.
- What we will not do
- Nominee arrangements, where an Indonesian holds title on your behalf, are not lawful in Indonesia and can leave your interest unenforceable.
